  3. I have heard that it may be a good idea, before issuing an official complaint to the Rental Commitee, to ask, to seek for a RERA advice first, kindly confirm if this preliminary step could be truly helpful, thanks.

    Sorry if I barged in wrong discussion. But I want quick authorized suggestion on my case and I am running out of time, as I came to know about this site just now.

    My rental for previous year is more than 5000 AED than the current year new rates applied by Asteco in discovery gardens.

    I requested to reduce as per their published rates for new year. I have my renewal in next two days. they are also charging me 5500 AED chiller charges which nobody in discovery is charging. they are not giving me option to pay chiller charges as per my bill. I explained them about my recent surgery and financial crunch, still no mercy.

    I dont have other place to stay and they are asking 10000 AED to pay as fine for not giving 2 months notice.

    Please let me know how should I proceed in this case to reduce my rent. I hope to get some positive guidance.

A tenant girl in Marina living for last 8 years as a student however, for last 4 years My friend has gone to rental commitee as she never increase the rent and always cries for no job etc and take extension time. She does not respect rental calculator plus ignore notarize notices. The owner is handicapped so can’t travel and the attorney some times misses the hearing dates as an overseas expat does not know the procedures due to lack of knowledge etc Last time the attorney tried to tell the jury about past 3 years history by showing judgment but she refused in front of the arbitration about the history so what to do ?

  6. few developers in JVC are charging Handover charges and DEWA connection charges to owners plus they give Oqood after handover whereas the property was purchased as off plan so what to do as they say we have escrow account and u can’t complain about delays. Also u need to pay maintenance up front to developer without knowing the facility managing company. I told my clients to report RERA but they live overseas.

    My landlord gave me a legal notice(Notary) to vacate the apartment last year and i have vacated this year. The reason they have mentioned in the notice was they need to sell the apartment.After i vacate the apartment now there is new tenant living .please help me out what should i do,,whether i should file a legal complaint or no,,if i do so then what benefit i would get?

  10. Hi I just finished my yearly contract in my flat with real estate And I’m vacating. As per the real estate company in should return the flat in same condition as it was given to me and I did the same. I make sure to repaint the whole flat and fixed pretty much everything that has to be fixed. The real Estate company’s agent inspected the flat and charged me with 3300 dhs saying that paint is not good pest control has to be done and the cleaning.
    I dont understand when I took the flat from them it wasn’t clean at all and no pest control was done as I had to do it myself. When I told them these things they refused and said that they will deduct the amount from my security deposit and will return the rest.
    What should I do in that case????

    The company Rocky Real Estate is deducting unnecessary charges from the security deposit. Kindly let me know the procedure to file a complaint as I find this process very lengthy and time consuming. Please help us out in this.

    A fraud landlord has cheated us out of 120,750 dirhams (encashing a single Cheque dated for same day, he was giving a discount on the rent and would only do so if we have him a single Cheque) we gave one rent Cheque and also one security deposit Cheque, both made out to account payee ‘Mr. Salem Bashir Mubarak Matar Al Badoor’ to the real estate agent who also gave us a Cheque receipt, the fraud cleared the Cheque, we later found out that the house was under someone else’s name. We have filed a police case as we have all the proof and also account statement of money being withdrawn, does anyone know the right procedure.

    Life Future Properties(Rera no- 13259) had taken 5,500 AED for Brokerage and committed to provide me a 1BHK in Al nahda Sharjah, Tiger Building, they neither turned up showing me the flat neither they are returning my money.

    They have taken money on December 2015 and they are shamelessly saying that they will return but its been over 7 months and me and my wife are following up with them,

    They are calling my wife to give the money, and my wife is waiting in the hot sun but they are not turning out, they are such a bunch of jerks.

    These thieves have taken money from other poor people as well, and LEXFORD real estate,Office 1707, Al Saheel 1, Al Nahda is the sister concern, and both the company are trying to steal money from People in Dubai and Sharjah.

  15. I just made a transaction to Land Com Real Estate Broker for a 2 BHK Flat here in Muraqqabat Bldg. located at Muraqqabat St. The arrangement is to pay in a monthly basis. We did pay them commission, deposit and the monthly rent which is 11,000.00 AED. The agent gave me receipts, during payment. I asked if he could give me some written agreement. He said it’s not necessary and gave me the key to the flat. By the way the rent includes DEWA and chiller free

    The problem starts when we start moving our stuff, the there’s no electricity and AC. We made a complain to the agent and he promised to get it fixed and we were not able to move until 3rd of September 2016 and 5 days after our electricity and chiller were cut-off again and we live in dark and very warm flat for 3 days. My cousins who were supposed to come with us the first time backed out as the agent didn’t fulfill his promise that the flat is ready at the end of August 2016.

    Now after a week our chiller and electricity where cut off again. We can’t sleep as the humidity is too much.

    I need help as to where to make a first complain regarding this matter. He answers the call and promised to fix it but actually do nothing at all.

    Please advise as to where to go first because this broker is really a thief. As per watchman he’s a cheat. In the first place this broker should be banned from brokering any property if he’s really a delinquent. He can cheat and victimize tenants over and over again. He must be stopped.

    I have given my house for rest to real estate company and they first cheque has bounce back. By asking the companies employees they said the company doesnot have money to pay anyone and also not returning my villa back. Although the tendency contract has been signed a month before and my villa is still empty and ejazri is not yet been made. Can someone advice me what shell i do and if i file a case in rental committee do i still have to pay AED20000. If yes, will i get that AED20000 back.

  17. City Tower Dubai UAE, are charging inspection report to much high, so you cannot get your deposit refund back.
    thats how the play all tenants..
