Dubai Hills Estate to have 26,000 residential units, 45-kilometre trekking trails.
Dubai Hills Estate, a mega development by Emaar Properties and Meraas Holding within Mohammed bin Rashid City (MBR) City, will house 26,400 residential units and will have its own rail line connecting to the emirate’s two international airports.
“Work on the golf course has made significant progress and the initial phase of the course is already complete. The first shell-and-core golf villas in the Fairways and Parkways communities are set for delivery later this year,” the developers said in a joint statement.
Construction of townhouses and apartments – Maples, Mulberry and Acacia – are set to commence shortly with the Mulberry apartments being the first to be delivered.
Of the total housing stock, 4,400 will be villas and 22,000 will be apartments.
“The residential communities in Dubai Hills Estate are indeed a first of their kind in the city with the focus on green living next to a championship golf course. The extensive landscapes and natural trails make the homes the first choice for end-use homeowners and customers who seek long-term value,” said Emaar Managing Director Ahmad Al Matrooshi.
“There is opportunity for investors to purchase land plots and design villas of their choice, much like the Emirates Hills, which is an attraction that will appeal to the connoisseurs. It is all set to become one of the most sought-after communities in Dubai,” he added.
One of the largest master-planned communities in the city, Dubai Hills Estate will have over 2.2 million square metres of green areas that includes the golf course and a central park. It will have a mall, community retail areas, including a boutique mall for high-end brands, hospital, hotels, schools, tennis and sports centres, and a seven-kilometre boulevard. Besides, there will be 45-kilometre trekking trails as well.
In terms of sustainability, the project’s golf course will be irrigated by treated waste water and ground water, while the landscaping is based on arid/low-water plants which are ideal for the environment.
All villas are designed to the green building standards set by Dubai Municipality.
With cycling tracks and walkways for residents, the development will have connectivity to public modes of transport including a Dubai Metro link – Pink and Purple – that will serve the residents who will have access to three stations.
The Purple Line will be linked to the Etihad Rail main station and there will be a dedicated Dubai Hills rail line that will connect residents and visitors to the two international airports in the city.
