I live in Sharjah and my landlord is asking for a 1% increase. Is that allowed?

Hi, I live in Sharjah and according to my understanding a landlord can’t increase the rent in first 3 years which was followed by my last property dealer. I moved into an apartment last year and this year they are asking to increase it by 1%. They are saying that it’s the law and I have to pay. Please help me.

The law in Sharjah states that a landlord may increase the rent of a leased property only after completion of three years from the date of the commencement of the tenancy/lease contract. Thereafter, any further increase in rent may be effected at the end of two years.
